This complex redevelopment of 19th century warehouse buildings retains the area’s heritage and character. We were appointed as part of an integrated Morrisroe team to deliver a single storey basement and primary structures varying in height between 10 and 14 floors. The project required almost 150 permanent bearing piles and eight temporary piles to support a tower crane. An additional test pile was installed in the tower crane base’s centre.

CFA: Pile Installation
We designed the piles and piling platform in house, mobilised our Soilmec SR-75 piling rig and completed all piles in a single visit to site. Each pile was 600 mm in diameter and was installed using continuous flight auger (CFA) techniques to lengths ranging from 11.5 to 19 metres.
Restricted Access: Meticulous Coordination
As the site was surrounded by existing structures either under construction or renovation and had only one access/egress point for major deliveries, it was extremely restricted. The piling works therefore required meticulous coordination with the other contractors.
The site also sat directly above the Central Line underground tunnel and piles were being installed directly above, adding further complications. A comprehensive risk assessment and control measures communicated to TfL meant all piles were installed without incident.
